Haapaniemenkatu 16
Haapaniemenkatu 16 consists of three residential towers originally completed in the 1970s. Each tower includes 14 residential floors, three above‑grade basement levels, and an attic floor. The main entrance is located on the elevated courtyard deck at the buildings’ third‑floor level. This expansive deck spans the entire neighborhood and contains a parking garage beneath it.
All bathrooms and WCs across the 456‑unit housing complex were fully renovated. New HVAC risers were discreetly installed in former mail distribution rooms on each floor. Plumbing and electrical lines were cleanly routed above the suspended ceilings in the corridors. Corridor lighting was upgraded, and the overall color palette was unified to create a calm and cohesive visual identity.
Alongside the building systems upgrades, we designed a comprehensive renovation of the towers’ shared amenity spaces.
The four communal saunas located on the top floor of each tower were fully modernized. Panoramic windows framing the seaside views were added to the sauna rooms, and the changing areas were given direct access to an expanded rooftop terrace for cooling off.
Underused, energy‑intensive cold storage rooms were replaced with compact refrigerated lockers, freeing up basement space for alternative uses. Mechanical rooms previously located at deck level were relocated one floor below, to the second above‑grade basement level. The vacated deck‑level areas were transformed into new shared amenities as well as leasable commercial space.
In addition, the aging single‑story glass façades at deck level were replaced with modern, energy‑efficient glazing systems, enhancing comfort, usability, and the overall energy performance of the buildings.
